What to Expect from Your Home Inspection

Booking the Inspection

Request an inspection by using our online inspection scheduler, text, phone call, or email. Inspections are either morning or afternoon, 7 days a week.

Before the Inspection

Once your inspection has been scheduled, we will email you a pre-inspection agreement through our services portal (you will be provided a secure user ID and password). The agreement must be signed prior to the inspection occurring. Electronic signature is available for your convenience.

Day of the Inspection

The Inspection process take 3-5 hours depending on the size and scope of the property. It consists of a thorough inspection of the following areas and systems of the home:

  • Exterior (including grading drainage and vegetation impacting the dwelling}.
  • Roof and gutter system (including the attic)
  • Kitchen (All appliances will be inspected and operated where applicable)
  • Bathrooms
  • All interior rooms
  • Basements and/or crawlspaces
  • Plumbing system
  • Electrical system
  • Heating and Air conditioning systems
  • Structural and foundation system
  • Ventilation and exhaust systems

The last hour of the inspection is a great time for us to meet at the property. I will walk you through the home discussing issues that may have come up from the inspection. I will also point out important things like the shut-off valves, panel locations, and general maintenance items like changing the air filters.

Inspection Report

You will be sent a formal inspection for the home through our services portal within 24 hours of the inspection. Payment for the inspection will be required before you can view the report unless prior arrangements are agreed upon. We accept credit card payments online or payment by check at the time of the inspection.
